Where to stay in Sebastian for Pelican Island birding

Four of our Sebastian houses have three bedrooms, and for a birding trip the choice between them comes down to two things: how many of you there are, and what time you want to be out the door. Paradise Bliss sleeps six and sits next to the Indian River Lagoon. Sebastian Serenity - 3BR/2BA home near beaches, Sunkissed Haven and Sebastian Serenity - A Heated Pool Home each sleep eight. All four are single-family homes in Sebastian with two bathrooms, free parking and a full kitchen, and all four take pets.
The refuge itself is the fixed point. Its public use areas sit on the Historic Jungle Trail off A1A, north of Wabasso Beach Road and south of Sebastian Inlet, and it's free to walk in, open daily from 7:30 in the morning until sunset. You reach it from town by crossing the lagoon on CR 510 to Orchid Island and turning north on A1A. That's the drive you'll make, probably more than once, and probably early.
The early-start problem, and what fixes it
Birders leave before anyone else in the house is awake. That makes the kitchen and the floor plan matter more than the pool does.
Every one of these homes has a coffee maker and coffee in the starter kit, which sounds trivial until you're trying to get out by seven without waking three other people. Two of them solve the noise problem structurally. Paradise Bliss has a split floor plan, with the king master suite on one side and the two other bedrooms sharing a bath on the other, so one person can be up and gone while the rest sleep on. It also has blackout curtains, which matter if you want anyone napping at two in the afternoon after a dawn start. Sunkissed Haven puts a desk and chair in one of the guest bedrooms, which is where the scope case and the field guides end up in practice.
Sebastian Serenity - A Heated Pool Home has a fire pit in the garden. After a full day on the Jungle Trail, that's where the group ends up, and it's a better use of an evening than a television.
If you're six people or fewer
Paradise Bliss is the one I'd put a birding family in. It sleeps six, it sits right beside the Indian River Lagoon, and it's minutes from a boat ramp, which matters because the lagoon shoreline and the rookery are best understood from the water. The master has a king with its own shower; the other two bedrooms hold a queen and a pair of twins.
It's also the most thoroughly equipped house we have for small children. There's a crib, a high chair, children's dinnerware, toys, books and board games already in the house, plus beach essentials by the door. If part of your group is doing Pelican Island and the other part is doing Wabasso Beach and a nap, this is the house that absorbs both. The screened patio and heated pool run year-round, and the manager includes pool heating in the rate.
The trade on Paradise Bliss is simple arithmetic: six is six. Add a seventh person and you're looking at the other three.
If you're seven or eight
Three houses take eight, and they get there differently.
- Sebastian Serenity - 3BR/2BA home near beaches is newly built, with a king in the master and its own bathroom, a queen in the second bedroom, and a queen bunk plus a twin trundle in the third. That third room is the reason it works for two families travelling together: the kids go in one room and the adults get real beds. Guests have scored it a perfect ten so far, across a small number of stays, and the host holds Superhost status. There's an outdoor dining area and a gas grill, and it's minutes from a boat launch.
- Sunkissed Haven runs king, queen, queen, with a sleeper sofa in the living room, so you get three proper bedrooms and a flexible eighth bed rather than bunks. The master bath has a whirlpool tub and a rain shower. There's a bicycle at the house, a fireplace, and a private heated pool with sun loungers. Seventy guests have rated it, which is the deepest review history of the three.
- Sebastian Serenity - A Heated Pool Home is king, queen, queen with a screened-in pool patio, a grill under cover and a fire pit in the garden. The pool is heated and the heating is included in the rate. It's the quietest of the three on paper and the one I'd choose for adults travelling together rather than a house full of kids.
A fourth Sebastian house, Pristine Newly Heated Pool Home Centrally Located, has four bedrooms rather than three. It also sleeps eight, it's centrally located, and its heated pool and split floor plan make it worth a look if you'd rather have the extra room than the extra bed in a shared one. Fifty-eight guests have rated it just shy of a perfect score.
Reading the two Sebastian Serenitys apart
They share a name and they are not the same house. The one described as near beaches is the newly built three-bedroom with the bunk-and-trundle room and no pool listed. The one described as A Heated Pool Home is the renovated three-bedroom with the screened pool, the fire pit and the covered grill. If you're comparing listings across sites, check the sleeping arrangement rather than the name: king-queen-queen-bunk means the first, king-queen-queen with a pool patio means the second.
What the week actually looks like from these houses

The refuge is not a one-and-done stop. There's a three-mile loop that starts near the kiosk by the public restrooms and runs around salt marsh and mangrove along the lagoon, and there's the Centennial Trail, which climbs an eighteen-foot observation tower set among mangrove and cabbage palm. Two spotting scopes are mounted at the top, aimed at the rookery, which means you can get a good look without hauling your own glass up there. Most people go twice: once to learn the ground, once at a better hour.
The Historic Jungle Trail runs nearly eight miles of sandy track from the refuge, part of the Indian River Lagoon National Scenic Byway, with egrets, pelicans and herons along the way. It's a slow drive and a better walk.
North of the refuge on A1A, Sebastian Inlet State Park gives you the inlet, the surf and a completely different set of birds from the lagoon side. Reckon on about twenty minutes from town, more if you hit traffic on the bridge. Also out that way is the McLarty Museum, and back in town the Mel Fisher's Treasures museum holds artefacts recovered from the 1715 Spanish treasure fleet, which is the obvious rainy-afternoon alternative when the light goes flat.
For dinner, downtown Sebastian puts you on Indian River Drive. Capt Hiram's sits on the lagoon with Bimini Beach a few minutes' walk away, and the Tiki Bar & Grill is further down the same road with the river in front of it. Riverview Park is about a mile from Hiram's. None of these houses is in downtown, so you're driving, but it's a short one.
Booking, and the things worth asking us first
We manage these houses ourselves, so the person answering your message is the person who knows whether the pool heater is on and what the bridge traffic does at five. Book direct and there's no platform in the middle taking a cut. Support runs around the clock while you're here.
Three things are worth confirming when you book rather than assuming from a listing page: current pool heating arrangements on the house you've chosen, the guest rental agreement and ID verification each Sebastian property requires before arrival instructions are issued, and your pets. All four of these homes allow them, but tell us about the dog so we can set the house up properly.
And check the refuge's current hours and access notes before you go. Public land changes its arrangements more often than houses do.
